Cynthia Erivo and Demi Moore Are Tipped as Early Favorites for Best Actress Oscar—but Who Boasts an Award-Winning Property Portfolio?

The 2025 Oscar nominations have been revealed—and within minutes, furious speculation erupted over who will claim the prestigious awards come March 2, particularly where the Best Actress category is concerned.
“Saturday Night Live” star Bowen Yang and “Bottoms” actress Rachel Sennott were given the honor of announcing the highly anticipated nominations for the 97th Academy Awards, broadcasting the list live from the Academy’s Samuel Goldwyn Theater.
The nominations were expected to be revealed Jan. 17; however, the Academy delayed the announcement in the wake of the devastating California wildfires.
A host of famous faces, as well as a fair few Hollywood up-and-comers, will go head to head at the official Academy Awards ceremony in a matter of weeks, leaving plenty of time for fans to speculate about who will walk away victorious.
Many have already begun predicting which stars are tipped to lead in the Best Actress category, which saw Cynthia Erivo of “Wicked,” Karla Sofía Gascón of “Emilia Pérez,” Mikey Madison of “Anora,” Demi Moore of “The Substance,” and Fernanda Torres of “I’m Still Here” all garnering nominations.

A huge number of movie buffs foresee Moore—who made an incredible career comeback in “The Substance,” a role that has already earned her a Golden Globe Award—and Erivo—who captured viewers’ hearts while portraying Elphaba in the musical adaptation of “Wicked”—to be major players in the race.
The roles for which the two women are nominated could not be more different, nor could the movies they star in.
However, both actresses have garnered incredible critical acclaim for their performances, with Rotten Tomatoes branding “The Substance” as Moore’s “finest hour.”
Meanwhile the “New York Times” praised Erivo as being “the strongest draw” in “Wicked,” labeling her performance as a “showstopper.”
But though the two women may be equally matched in talent, there is one category in which they differ drastically: their real estate portfolios.
While Moore, who was born in Roswell, NM, has a number of properties across the U.S., Erivo, who hails from London, is understood to have homes on either side of the Atlantic, allowing her to travel back and forth between filming obligations in Los Angeles and her family and friends in the U.K.

Moore began obtaining the attention of Hollywood directors when she was just a teenager after she starred in “Parasites” in 1982.
By 1995, she became the world’s highest-paid actress, achieved megastardom, and amassed an extreme amount of wealth.
And much of that fortune has gone to upping her impressive property portfolio, which is worth an eye-watering $12.1 million.
According to property records, the actress currently holds the keys to three homes: a ranch in Idaho, a Beverly Hills mansion, and a luxe studio apartment near Central Park in New York City.

Her Aspen Lakes, ID, home sprawls across 10.5 acres and boasts six bedrooms and eight bathrooms.
Moore purchased the property in 2000 following her split from ex-husband Bruce Willis, with whom she shares children Tallulah Belle Willis, 30, Scout LaRue Willis, 33, and Rumer Glenn Willis, 36, and has been spending an increasing amount of time with ever since his aphasia diagnosis in 2022.
The actress has found comfort in the home, often using it as a space to get away from the Hollywood glow.
Moore has previously shared rare glimpses of her comfort property, with her revealing on her Instagram that the home boasts a country aesthetic and has wood panels.
One snap also showed that her home’s kitchen is adorned with many cabinets, wood floors, and a stunning quartz counter.
The property is the perfect place for privacy because it is surrounded by trees and sits in the midst of the woods.
Moore has previously revealed that she and her children often use the trees as toys, with one snap even showing the loving family climbing on a fallen tree.
Although it is unclear just how much Moore purchased the home for, Realtor.com® estimates it is worth $3.6 million.
Willis followed in his ex’s footsteps many years ago when he purchased multiple Idaho properties, including a ranch in Hailey and cabins in Ketchum.
In 2012, he sold his cabins for $3.9 million and later let go of his ranch for $5.5 million in 2018.

Demi’s Beverly Hills base
In addition to her private Idaho pad, Moore also has a property in Beverly Hills, which she purchased in 2003 for $3.2 million.
The four-bedroom, five-bathroom property was built in 1957 and is now estimated to be worth $7.2 million.
Little is known about the property other than that it boasts sweeping views of the Hollywood Hills and is covered in wooden floors.
Making moves in Manhattan
Moore has also spent a considerable amount of time in the Big Apple and previously owned a stunning penthouse on the Upper West Side.
The Hollywood A-lister bought the luxury apartment in the famed San Remo building with Willis in 1990.
The three-floor abode featured a private elevator, a majestic double-height foyer, and stairs that lead up to five bedrooms and a staff room.

The main floor included a kitchen and breakfast room, dining room, living room, and library.
The third floor featured a double-height entertainment room and guest loft, study, and bathroom. It opened to a wraparound terrace with views of Central Park and the city skyline.
And while the NYC from her floating mansion is enough to make anyone do a double take, Moore ultimately let go of her penthouse in 2017 for $45 million.
At the time she told the New York Times that she was letting go of the glorious Upper West Side triplex because it was “too magnificent not to be lived in full time.”
Although she handed off the majority of the residence to the seller, property records indicate that Moore still calls one of the apartments—a much smaller dwelling worth an estimated $1.3 million—home.

While her Best Actress competitor has been in the film industry longer, Erivo has garnered quite the resume of homes herself.
However, Erivo holds the keys to her two homes closer to her chest as she tends to offer up very little information about her comfort spaces.
The “Wicked” star was raised in London and began her career there, training at the prestigious Royal Academy of Dramatic Art (RADA).
She revealed that limited opportunities for the film and theatre industry in the U.K. for women of color prompted her move to L.A. in 2015.
“Ultimately, you go where the work is and where your craft is appreciated and unfortunately the U.K. fails on that front,” the star told The Glossary in 2021.
She added: “Things have gotten better in the U.K. but we’re still very behind. I think those two things can be true at the same time. We’re still not in a place where we’re giving substantial roles to Black actors or Black performers in the U.K., and the roles we are offered auditions for are never the lead or the center, they’re not even number two unfortunately.
“Yet still, we’re having to work significantly harder to even get those. Ultimately, you go where the work is and where your craft is appreciated and unfortunately the U.K. fails on that front.”
Although she was snubbed from the film industry in London, the actress still owns a home in the U.K., which she has shared little about.
Speaking to Elle about her property, she admitted that her home across the pond has its ups and downs.
She explained: “It was temperamental before. I just felt like I didn’t really belong. I would voice wanting more for myself, and people would shut it down. Or tell me that I was ungrateful, that I was looking down on other people.
“That was never the case. I want you to want what you want for yourself. But I’ve always been like, ‘How big can I go?'”
The actress has previously shared glimpses of her homes online, with one of her properties boasting exposed brick and a glass staircase and another featuring a wall of windows and a serene backyard with its very own relaxing area.
